Alternative cladding variations, foundation solutions, sea spray zone requirements or other amendments may incur additional costs.

Please note that to meet Code of Compliance standards, houses on timber pile foundations may be required to have decking or suitable steps outside all external doors.

This list of inclusions is for our set designs and excludes materials for decking, verandahs and other hard and soft landscaping.

The items listed in our inclusions may be exchanged for another viable alternative, but this may incur additional costs.

  • Customised set of plans including site specific set out, site information and preparation of your building consent documentation.

  • House to be built on a timber pile foundation (Maxraft concrete slab foundation also available; however costs may vary). Both foundations to achieve a minimum of R4. Our price includes an estimate for a level site with clear access, to NZ Building Code 3604 good ground conditions.

  • All required hardware for construction of components within the Toa Homes panels.

  • Pre-cut structural and internal framing. All timber is treated to the required standards for each purpose.

  •  Our Toa Homes panels are pre-skinned, wall panels are recycled glass blankets with a total R value of R5. Our ceiling is also recycled glass blankets with a total R value of R7.2.

  • Double glazed windows, APL Centrafix profile, thermally broken and argon filled with low-E glass. A choice of three colours: white, black and grey.

  • 13mm GIB, or 12mm untreated plywood.

  • Roof ventilation material to be installed along each purlin, allowing increased airflow within the roof cavity, and further protecting your home from moisture.

  • Colorsteel Endura pre-painted corrugated roofing, including ridge flashing, barge flashings and fixings.

  • Metal spouting and downpipes. Colour to match roofing.

  • Fibrous cement sheet soffit and jointers.

  • Metal fascia. Colour to match roofing.

  • Weathertex Weathergroove 9.5mm panel cladding. Available in varying finishes. Other cladding choices available; however costs may vary.

  • Treated timber cavity battens, allowing an extra layer of protection between your exterior panels and weatherboard, further protecting your home from moisture.

  • 12 mm, untreated CD grade plywood. GIB standard plasterboard for internal wall linings and areas where service cavities are required. GIB Aqualine for wet areas, including kitchen and bathrooms. GIB to be plastered to a paint finish. Bevelled 60mm skirting, bevelled 40mm scotia, bevelled 40mm architraves to windows, bevelled 60mm architraves to interior door frames.

  • Pre-hung doors, flush finish.

  • All door handles and catches, including passage and privacy sets and door stops.

  • Kitchen joinery, including bench top, single bowl stainless steel sink insert with draining board and pre-finished white cabinets in 16mm melamine on moisture resistant particleboard substrate. Benchtop 37mm laminate HPL.

  • All appliances to be Fisher & Paykel Series 5, unless otherwise specified.

  • All bathroom fittings and finishes to be from the Clearlite base range.

  • 180 litre, external mount hot water cylinder.

  • LED downlights in all rooms.

  • Install all plumbing fittings and fixtures (listed above).

  • One external hose fitting.

  • Melamine shelf and wardrobe rail for wardrobes. Pine slatted shelving for linen cupboard.

  • Supply and install of perimeter scaffolding and ceiling netting.

  • All walls and ceilings to be paint finished to level 4, maximum of three colours. All architraves, skirtings, doors and door jams to be painted with satin enamel water-based paint.

  • Paint all exterior cladding and soffits to colour of owners’ choice, maximum of three colours.

  • Price includes basic, functional layout, as specified in drawings.

  • One 3kW heat pump.

  • Mechanical ventilation with heat recovery (MVHR) air ventilation system suitable to size and specification of home. We will conduct one blower door test at closed-in stage to assess airtightness and performance.

  • Supply and install Toa Homes basic selection of carpet and vinyl in wet areas.

  • Full construction insurance, handover clean and waste removal.

Exclusions

  • The building consent application fee, as charged by your local Building Consent Authority.

  • Resource consent, if required.

  • Any surveying, geotech report and specific engineeringmrequirements for your site.

  • Installation and connection of any in-ground services, such as power, gas, telecommunication, water and drainage (including storm water and waste water disposal and any specifically designed septic systems or tanks). These costs are specific to your site.

  • Excavation or any earthworks required to prepare your site for building and create the building platform.

  • Priced on request, based on your preferences and requirements.

  • Additional costs are incurred for homes located in sea spray zones.
