How we work

We’re keen to learn all that we can about your project, from the site challenges through to the vision of what your new home looks and feels like to live in.

We work in a phased approach, moving from one phase to the next once everyone is on the same page, with a shared understanding of the next steps, design choices and costs.

Phase 1: Discovery.

This is where we spend time getting to know one another and your project. It usually involves a visit to our show home and a visit to your site, and a coffee or two in-between. We schedule in person meetings or phone calls to keep up to date with your thinking and planning for your new home.

Phase 2: Resource consent

Not every build requires resource consent. And for those that do, the requirements can vary significantly. If we’re leading this process, we kick it off with due diligence and defining the scope of the work, including bulk and location, which are the the rules governing the size, shape and positioning of buildings or structures on a site.

Once we have authority to proceed and a deposit to conduct the work, we put together a high-level pricing estimate, which includes an indicative full build cost and the things that are included and excluded from the price.

Once the price estimate is accepted, we initiate the resource consent process, including providing a fee proposal to progress the application. We work with the council directly, responding to requests for information, keeping you up to date with progress the whole way through.

Phase 3: Design and pricing

Once we’ve got the authority proceed, off the back of resource consent, we do detailed drawings and design stage energy modelling for your project. These key pieces of work enable us to provide detailed pricing for your build, based on your specifications and design choices, and help ensure you’ll get the maximum health benefits and energy savings for your new home.

Phase 4: Contract

With all the details and pricing confirmed, we prepare the contract for building your new home. You have time to review the contract and ask as many questions as you’d like.

Phase 5: Building consent

Last stage of paperwork before the build begins! Now that we have full working drawings, building consent can be filed. We do this for you and keep you in the loop about any requests for information from council and consult with you on any changes that may need to be made.

Phase 6: Construction

The moment we’ve all been waiting for! We kick off the construction phase with a ground-breaking ceremony, honouring the land and people who have come before us. You can invite anyone you’d like along to this ceremony.

The construction of your new home unfolds in six stages. We communicate with you regularly throughout these stages, with scheduled email updates and visits to site at a cadence that works best for you. Payments are scheduled to coincide with the completion of each stage.

  1. Foundations

  2. Framing

  3. House closed in (including blower door test)

  4. House lined (including reveal celebration)

  5. House painted

  6. Handover and compliance check

And then you’re in! Your new home is ready to move into and enjoy for years and years to come.

Phase 7: Follow up

We schedule three follow-ups — at 1, 3 and 12 months from the date you move in. We check in to see how you’re going and answer any questions you have about the house, appliances, etc.

If you’re keen, we might also ask to get some professional photos of your home to showcase the investment you’ve made in the health and wellbeing of your whānau and the sanctuary you’ve created, once you’re settled in.
