Alternative cladding variations, foundation solutions, sea spray zone requirements or other amendments may incur additional costs.
Please note that to meet Code of Compliance standards, houses on timber pile foundations may be required to have decking or suitable steps outside all external doors.
This list of inclusions is for our set designs and excludes materials for decking, verandahs and other hard and soft landscaping.
The items listed in our inclusions may be exchanged for another viable alternative, but this may incur additional costs.

House to be built on a timber pile foundation (Maxraft concrete slab foundation also available; however costs may vary). Both foundations to achieve a minimum of R4. Our price includes an estimate for a level site with clear access, to NZ Building Code 3604 good ground conditions.

All required hardware for construction of components within the Toa Homes panels.

Pre-cut structural and internal framing. All timber is treated to the required standards for each purpose.

Our Toa Homes panels are pre-skinned, wall panels are recycled glass blankets with a total R value of R5. Our ceiling is also recycled glass blankets with a total R value of R7.2.

Double glazed windows, APL Centrafix profile, thermally broken and argon filled with low-E glass. A choice of three colours: white, black and grey.

13mm GIB, or 12mm untreated plywood.
